Accommodation overview: Just a couple of minutes walk from the sheltered beach in the picturesque coastal village of Kingsand, this former 19th century meeting hall has been recently converted to a high standard retaining much of its old world charm and architectural features including a beautiful vaulted ceiling and the original mission bell hanging outside.
With inverted accommodation, the property is entered directly from the lane with the front door opening to an entrance lobby and ground floor hallway with original slate tiled floor and coat pegs on the wall. Leading off the hall are a cloakroom W.C. with hand basin, a separate shower room and three delightful bedrooms with natural wooden floorboards and vanity basins in each. There is a master bedroom with a double bed, a second smaller double bedroom, and the third room has two sets of 3ft metal framed bunk beds.
A carpeted staircase leads up to a lower landing and a bathroom W.C. with hand basin and shower over the bath, and half a dozen stairs continue up to the first floor and an attractive open-plan living room with a ceiling rising to the apex of the roof and oblique sea views towards Cawsand beach from a bay window.
There is a dining table with the original chapel chairs, comfortable settees are arranged before a wood burning stove, a full size harmonium is available for careful use, and in one corner, a couple of steps lead down to a neatly fitted bespoke kitchen with granite worktops and a slate tiled floor. To complete the accommodation, half a dozen narrow stairs lead up to a mezzanine floor with casual seating and views over the village rooftops to Cawsand fort.
It is possible to very briefly unload outside the property and parking is in the village car park 250 yards away. Visitor moorings for boats may be available by prior arrangement with the owner. The twin villages of Kingsand and Cawsand have a small selection of local shops, pubs and tea rooms all within a five minute walk and they each have a fairly sheltered beach with excellent fishing from the rocks.
The South West Coast Path offers splendid scenery to Rame Head and Mount Edgcumbe Country Park and in the summer, a ferry operates from Cawsand Beach across the Sound to Plymouth. Sailing and boating are popular in the bay, there are several golf courses in the vicinity and Whitsand Bay, 2 miles, has a long stretch of sand and rocks, and there is diving at the HMS Scylla artificial reef. Accommodation overview: With sea views from every window and just yards from the waters edge at Kingsand,this late 18th century mid-terrace former smugglers cottage overlooks the sand and shingle beach in the heart of the village adjacent to the Clock Tower.
Entered from the narrow street that runs parallel with the seafront and forms part of the coastal footpath, this south facing property with accommodation arranged on 3 floors, is fronted by a wide pavement with space for beach chairs.
Four steps lead up through a unique little porch with Burmese teak shutters salvaged from a ship and an inner front door opens into a central hallway. On one side is a cosy sitting room with a solid bamboo floor and two comfortable sofas facing the woodburner and on the other side is a fitted country kitchen with some natural exposed stonework and a drop leaf dining suite.
Both of the ground floor rooms have windows overlooking the sea and the slipway on to Girt beach. In one corner of the kitchen, a low doorway and steep open-tread stairs lead down to a games room in the cellar with table football, storage space for beach gear, and still retaining some of the original niches when it was occupied by brandy smugglers.
Carpeted stairs lead up from the entrance hall to the first floor where there are a double bedroom with fine views of the sea, a bathroom with vanity basin and shower over the bath, and a separate W.C.with small hand basin.
A further staircase continues up to the second floor with a cloakroom W.C. and hand basin and two further bedrooms; a double with a ceiling open to the apex of the roof and lovely views of the coast and a single room overlooking the sea and PlymouthSound.
It is possible to briefly unload outside the property and parking is in the village car park 100 yards away. All of the village amenities are within a couple of minutes walk including pubs, cafes and a general store/P.O. The twin village of Cawsand also has a small selection of shops and eateries.
Kingsand and Cawsand have three small beaches with sand and shingle separated by areas of rocks all with lovely views. The South West Coast Path offers splendid scenery around Penlee Point to Rame Head; Mount Edgcumbe Country Park and Antony House are within a short drive and there are several golf courses in the immediate area.
Whitsand Bay, 2 miles,has a long stretch of sand and rocks, and a summer passenger ferry operates from Cawsand Beach across the Sound landing at the Plymouth Barbican.
